Retail store productivity in Indian malls and high streets is governed by two key indicators:

  • SPSF (Sales Per Square Foot): Monthly or Annual Revenue divided by carpet area. Higher SPSF indicates superior product-market fit and visual merchandising.
  • Occupancy Cost Ratio: (Total Rent + CAM) / Gross Sales. Healthy retail benchmarks: FMCG/Grocery ≤ 5–8%, Apparel/Footwear ≤ 12–16%, F&B Restaurants ≤ 15–20%. Above 22% indicates severe risk of store closure.
